NORTH BRABANT – The prices of existing owner-occupied homes in North Brabant increased by about four percent in the first quarter of this year. That is equal to the national average. The last time Brabant house prices rose so fast was at the end of 2022. This is evident from new data from Statistics Netherlands and the Land Registry.

In the first quarter of 2024, prices of existing owner-occupied homes throughout the Netherlands were higher than a year earlier. The increase was largest in Utrecht, at 5.7 percent. In North Brabant, houses were almost 4 percent more expensive, equal to the national average. The lowest increase was in Zeeland with 1.7 percent. In Utrecht, the number of homes sold was also higher in all provinces.

Average sales price

The average sales price of a Brabant home at the beginning of this year was 438,229 euros. That is only two thousand less than the ‘record’ in the third quarter of 2022. At the end of 2023, the average sales price of a home in Brabant was still 422,841 euros. The average price of all homes sold in January, February and March was 432,061 euros.

Price increase per housing type

In the first quarter, prices of all housing types in the Netherlands were higher than a year earlier. The largest price increase was seen in terraced houses, at 5.4 percent, while detached houses had a smaller increase of 0.5 percent. In terms of the number of housing transactions, the largest increase was seen in apartments, by 26.7 percent compared to the first quarter of 2023. However, in terraced houses, the number of transactions fell by 0.2 percent.
