This concerns Buurtskap de Tuunen on Texel, Waterfront in Dalfsen, Wisselspoor in Utrecht and Othene in Terneuzen. Below you will find a brief introduction. Wisselspoort Utrecht

The integration of the railway heritage with modern cultural and social life has added a unique urban environment with a strong identity to the city. Wisselspoor is a new creative one hotspot where living, working and relaxing come together, on the site that traditionally formed the Royal Dutch Factory for tools and railway equipment.

In sub-area 1, area developer Synchroon and its partners realized 122 owner-occupied homes, including 6 self-design plots and 1 CPO plot with 9 residential units. In addition, 1,450 square meters of commercial business space and 550 square meters of catering have been made possible. The former Bovenbouwwerkplaats has 174 parking spaces, including 5 shared cars. 900 square meters of creative business space has been created in the former Parts Warehouse. A pocket park of approximately 1 hectare has also been created on the 2nd Daalsedijk.

Particularities

The Cityplot concept has been deployed in Wisselspoor. Ten different architects have developed 122 homes. In addition, efforts were made at an early stage in the project to bond local residents and future residents with the project/area. The self-design plots and CPO played a significant role in this.

Alternating track is very durable. Rainwater retention has been ensured in the area, the buildings are gas-free (already included in the plans in 2015), the area has the BREEAM Excellent quality mark, the first living-work area in the Netherlands to receive this label.

Redeveloping the former town hall and the Eshuis printing works into a multifunctional and lively residential area

The Waterfront Dalfsen program consists of 85 homes, a supermarket, various other shops, an underground parking garage with 130 parking spaces, two restaurants and finally one theater.

Particularities

Dalfsen lay with his back to the Overijsselse Vecht. Due to the area transformation, the village must manifest itself more emphatically on the water. The former town hall and Eshuis printing house have made way for a new multifunctional residential area.

Othene Terneuzen

Othene Zuid is the youngest new-build district in Terneuzen.

Othene-Zuid consists of 1,700 homes, a community school and a shopping center. The total size of the area development is 107 hectares.

Particularities

Othene distinguishes itself from other plans in Zeeland by a high degree of flexibility within a solid framework. A clear traffic structure with lots of greenery and water.

Creating a neighborhood on former pasture. An innovative neighborhood that focuses on ownership and influence on the living environment.

This concerns a total of 140 homes, of which 101 are social rental homes. The houses all have their own yard garden. Residents mainly manage green spaces themselves. There are also general ‘fields’ where a vegetable garden, a play island and an animal pasture have now been created.

Particularities

De Tuunen is one of the first projects in the Netherlands with modular and movable homes in a park-like environment. The homes are, as it were, guests. With a permit for 20 years. If the population and demand for homes decrease so much, these homes can easily be removed and a green nature park will remain.
