MVSA Architects and developer Breevast have presented the design for 49 North in the Amsterdam district of Buiksloterham. The building on the IJ will have offices and a restaurant in the plinth. Buro Lubbers is responsible for the landscape design

49 North on Grasweg consists of eight floors. The plinth is intended for a restaurant with a healthy food concept and a terrace on the water. More than 10,000 square meters of office space will be created on the seven floors above.

The office part has a spacious lobby with workplaces, as well as functions such as a fitness room, a ‘meditation room’ and a ‘nursery room’. Tenants can also use a bicycle shed and a parking garage with charging stations for electric cars.

The building will be located on the corner of the quay along the IJ and an adjacent harbor. This location is used by giving 49 North a largely glass facade, so that users enjoy a panoramic view of the water. In addition, the plinth and the outdoor space will have a public character, so that the location can also be used by other visitors. Construction of the complex is expected to start next year.

Playful pattern
The facade will have a playful pattern of copper-colored columns and overhangs, whose appearance changes during the day under the influence of the changing daylight. The overhangs also fulfill a sun protection function. The columns bend back at the plinth, so that this floor becomes clearly visible in relation to the office levels.

The offices will be open and flexible and will measure 1,200 m² per floor. The installations are placed in a recessed volume on the roof, invisible from ground level and covered by solar panels.

Plants and trees
A semi-sunken parking garage will be built behind the restaurant, on which a roof park with a size of almost 2,000 m² will be constructed. The roof is equipped with a system with water retention crates, which, among other things, nourish the trees and plants of the roof park. In addition, water buffering relieves the sewer during heavy rainfall.

49 North will receive the BREEAM Excellent label, developer Breevast said.
