Office sales prices have been falling for four quarters in a row. Such a long-term decline has not occurred since 2015. “This may be because Dutch people work from home relatively often,” says CBS economist Peter Hein van Mulligen.

Previous research in April and March showed that Dutch people like to work from home because it allows them to better combine work and private life. Within Europe, the Netherlands is working from home champion. The majority of employees here sometimes work from home.

We will continue to work from home even after the corona pandemic. This may result in a decrease in demand for offices, says Van Mulligen of statistics agency CBS.

Office prices in the first three months of 2024 were more than 2 percent lower than in the same period a year earlier.

Number of offices is shrinking

There are fewer and fewer offices in the Netherlands. According to Statistics Netherlands, there are now 94,000 office buildings. In 2015 there were more than 97,500.

This is due to the conversion of offices into homes, for example. On the other hand, the service sector continues to grow. “I don’t know whether this means that the office building is doomed,” says Van Mulligen about the decline in demand.

Prices of industrial and retail properties did rise in the first quarter. Distribution centers, warehouses and other buildings for the storage of goods cost about 5 percent more in the first three months of this year than a year earlier. Retail properties were also almost 5 percent more expensive in the first quarter.
