Karres en Brands has won a competition for 183 homes in the new construction district of Neue Gartenstadt Öjendorf in Hamburg. The plan includes several residential buildings and a mobility hub in a green landscape. The homes are equipped with all types of outdoor spaces, from terraces to balconies.

Neue Gartenstadt Öjendorf is being built on the east side of Hamburg. This new garden city will contain 2,200 homes, intended for approximately 5,100 residents. Karres en Brands, together with the local Venus Architekten, won the international competition for lot 2, in which twelve firms participated. Karres en Brands serves as the main and landscape architect of the plan.

The homes will be housed in three apartment buildings, a strip with terraced houses and a horseshoe-shaped building with even more terraced houses. The mobility hub is intended for parking in combination with bicycle parking for the entire neighborhood. Four of these types of mobility hubs have been included in Bel’s overarching master plan for Neue Gartsenstad Öjendorf.

Wood
The centrally located horseshoe-shaped volume Smiley, after which the winning plan is named, will be constructed entirely of wood. As much wood as possible is used in the facades and pergolas of the apartment buildings. This is combined with steel and concrete to comply with German fire safety legislation, Karres and Brands reports.

The homes will have a strong relationship with the landscape, including by providing them with often spacious outdoor spaces. The homes will have their own terrace, garden or balcony (including an outdoor curtain that is part of the design). Solar panels will be placed on the water-storing roofs, while parts of the facades will be covered with vegetation.

Shapes of the landscape
The design is based on the core qualities of the surrounding landscape, Karres and Brands report. “In this way, the design responds to the shapes of the landscape, so that the building composition derives its identity from nature instead of the architectural typology. The individual buildings relate to each other through a strong architectural frame that not only brings unity to the block, but also reinforces the principle of different rooms from the master plan.”

The realization of the plan is expected to start in 2026 or ’27.
